A fully screened porch off the main level — bug-free living, ceiling fans, integrated lighting, and seamless connection to the deck. Built with pressure-treated or composite framing, screened with premium mesh, and finished to match your home's exterior.
Main-Level Deck
The anchor of your upper level — a custom deck engineered for your home's load requirements, built with your choice of pressure-treated lumber, composite (Trex, TimberTech), or hardwood. Designed as the launch point for stairs to the lower patio.
Stair System
Wide, gracious stairs that connect upper and lower levels — not an afterthought, but a designed transition. Built with proper footing, consistent rise/run, and railings that match the deck above and the patio below.
Lower Patio — Zoned Living
The lower level designed as a functional living space with defined zones — a dining area for meals, a lounge area for relaxing, and a central fire feature that anchors the entire space. Everything flows together as one cohesive environment.
Central Fire Feature
The heart of the lower patio — a custom-built fire pit or fire feature designed as the central gathering point. Wood-burning for authenticity or gas for convenience. Built with matching stone, integrated seating walls, and proper clearances.
Under-Deck Drainage
Proper drainage under the deck is non-negotiable for long-term use of the lower patio. Our aluminum under-deck ceiling systems capture water from above, channel it to gutters, and keep the space below completely dry — even in heavy rain.
