A dying lawn is one of the most frustrating problems a homeowner faces. One week your grass looks fine, and the next you are staring at brown patches, thinning turf, or complete sections of dead grass. In Virginia, where our clay soil, humid summers, and freeze-thaw winters create a perfect storm of lawn stress, understanding the cause is the first step to fixing it. Here is how to diagnose and treat the most common lawn problems in our region.
The Most Common Causes of Dying Grass in Virginia
Drought and Heat Stress
Summer (June–August)Signs: Uniform browning across the lawn, grass does not spring back when walked on, soil is dry 3+ inches down
Fix: Water deeply 1-1.5 inches per week early in the morning. Tall fescue goes dormant in extreme heat — it is not dead, just resting. Resume watering and it will green up in fall.
Brown Patch Fungus (Rhizoctonia)
Summer (July–September)Signs: Circular brown patches 1-3 feet across with a darker border, often in shaded or overwatered areas
Fix: Reduce watering frequency and water in the morning only. Apply fungicide labeled for brown patch. Improve air circulation by pruning overhanging branches.
Grub Damage (White Grubs)
Late summer–Fall (August–October)Signs: Large irregular brown patches that peel back like carpet, visible white C-shaped grubs in soil, increased skunk or raccoon activity
Fix: Apply grub control in late June or early July (preventative) or treat active infestations in fall. Water after application to move product into soil.
Chinch Bugs
Summer (June–September)Signs: Spreading yellow-brown patches in sunny areas, especially near sidewalks and driveways. Chinch bugs suck sap from grass blades.
Fix: Apply insecticide labeled for chinch bugs. Improve lawn health with proper fertilization — healthy turf resists chinch bug damage better.
Poor Soil and Compaction
Year-roundSigns: Thin grass, poor water absorption (water runs off instead of soaking in), moss growth in shaded areas, difficulty pushing a screwdriver into soil
Fix: Core aerate in fall. Topdress with compost. For severe clay soil, consider soil amendment with organic matter over 2-3 seasons.
Improper Mowing
Year-roundSigns: Yellowing tips, scalped areas, uneven growth patterns
Fix: Mow tall fescue at 3-3.5 inches. Never remove more than 1/3 of blade height in a single mowing. Keep mower blades sharp — dull blades tear grass and cause browning.
Fertilizer Burn
Spring–SummerSigns: Striped or patchy yellow-brown areas that appeared 1-2 weeks after fertilizing, often along spreader overlap lines
Fix: Water heavily to dilute excess fertilizer. In the future, use a broadcast spreader with deflector and follow application rates exactly. Do not fertilize dormant summer grass.
Dog Urine Spots
Year-roundSigns: Small circular dead spots with a dark green ring around the perimeter, typically where dogs relieve themselves repeatedly
Fix: Dilute urine immediately with water. Train dogs to use a specific area. For existing spots, rake out dead grass, add topsoil, and overseed in fall.
Poa Annua (Annual Bluegrass)
Spring (March–May)Signs: Light green grass that dies out in summer heat, leaving bare patches. Poa annua is a winter annual that germinates in fall and dies in summer.
Fix: Apply pre-emergent in late August/early September to prevent fall germination. Improve lawn density through overseeding so there is less room for weeds.
Winter Kill and Salt Damage
Late winter–SpringSigns: Brown patches along sidewalks, driveways, and roads where salt was applied. Grass near the street may also show damage from snowplow abrasion.
Fix: Rinse salt-affected areas in early spring. Reseed damaged areas in fall. Consider salt-tolerant grass varieties or alternative ice melt products near lawn edges.
The Virginia Soil Problem: Why Clay Soil Kills Grass
Much of Virginia, particularly Loudoun County and Fairfax County, sits on heavy clay soil. Clay holds water when saturated but repels it when dry — creating a feast-or-famine moisture cycle that stresses grass roots. Clay also compacts easily, reducing oxygen availability to roots.
Clay Soil Fixes for Virginia Lawns
- Core aeration: Fall aeration opens channels for water, air, and roots to penetrate compacted clay
- Topdressing with compost: Annual application of 1/4 inch of compost gradually improves soil structure
- Soil testing: Virginia clay is often acidic. A soil test ($15-25) reveals pH and nutrient levels for targeted amendment
- Deep, infrequent watering: Watering 1-1.5 inches once per week encourages deeper roots than frequent shallow watering
- Raised beds for garden areas: Where possible, build raised beds with imported soil rather than fighting clay
Is Your Grass Dead or Just Dormant? The Tug Test
Before you panic and start ripping out your lawn, do the simple tug test to determine if grass is dead or just dormant:
Dormant Grass (Alive)
- Roots hold firmly when tugged
- Crown (base of plant) is still green when scraped
- Browning is relatively uniform
- Typically happens during summer heat or winter cold
Dead Grass
- Pulls out easily with little resistance
- Crown is brown and dry all the way through
- Patchy, irregular patterns
- Does not recover with watering
