Most contractors disappear the day the last stone is laid. We think that’s when the real partnership starts. Here’s exactly what you can expect from us — in year one, year two, and five years from now.

Lifetime
Partner Relationship
I don’t think of a finished project as a closed chapter. I think of it as the beginning of a relationship with someone who trusted me with their home.
Victor Pastor
Owner — P&L Outdoor Solutions
Not vague promises. Specific commitments, spelled out for every stage of ownership.
Victor walks every inch of the project with you. We don't disappear after the last stone is laid. If anything isn't perfect, we fix it before you sign off. The 2-year workmanship warranty starts the moment you're satisfied.
One month after completion, Victor personally calls or texts to see how everything is settling in. This isn't automated. It's a real call from a real person who built your space. If anything looks off — we're back.
Your first full season is the real test. You'll discover how you actually use the space — what you love, what you wish was different. We stay reachable. If something under warranty fails, we fix it. If you're thinking about phase 2, we talk.
Now you know how you really use your outdoor space. Most of our best projects happen in phases. We come back, assess, and plan what makes sense now — whether that's lighting, a fire feature, planting beds, or a full phase 2.
This is the relationship we're building toward. Not a one-time build. We want to be the people you call when something needs attention, when you're ready to add on, when you're selling your house and need a quick repair, when your neighbor asks who did your yard.
We don’t hide behind fine print. Here’s exactly what’s covered, what isn’t, and why. No surprises.
How to make a warranty claim
Text or call Victor directly — 703-638-8692

We schedule a site visit within 5 business days
Covered issue? We fix it. No charge. No argument.
Warranty is transferable
If you sell your home within the warranty period, the coverage transfers to the new owner. It’s a selling point you can list in your disclosure.
Workmanship Defects
CoveredIf something fails because of how we installed it — settlement, shifting, structural movement — we come back and fix it. No charge, no argument.
Drainage Failures
CoveredIf drainage we designed and installed isn't working as specified, we diagnose and fix it within the warranty period.
Paver & Stone Movement
CoveredNatural settling is expected. But if pavers shift, crack, or heave because of our base prep, we fix or replace them.
Mortar & Jointing Issues
CoveredIf mortar joints, polymeric sand, or grout we applied fails prematurely, that's on us.
Normal Wear & Weathering
Not CoveredMaterials naturally change color, fade, or show wear over time. This is expected and not a workmanship issue.
Acts of Nature
Not CoveredFlood events, significant freeze-thaw cycles beyond normal VA winters, tree falls, or extreme weather damage.
Not sure if it’s covered? Just text us a photo. We’ll tell you honestly. If it’s covered, we’ll fix it. If it’s not, we’ll tell you that too — and give you a fair price to address it.
Seasonal maintenance guide by material type. Simple, honest advice — no upselling, just what it actually takes.
Concrete Pavers
Inspect for winter heaving, re-sand any shifted joints with polymeric sand
Spot clean with mild detergent and water; re-seal every 2–3 years
Clear debris to prevent staining; avoid deicing salts in winter
Use sand or kitty litter for traction — never rock salt on pavers
Natural Stone (Flagstone, Travertine)
Pressure wash on low setting; inspect mortar joints for cracks
Seal with penetrating stone sealer every 2–3 years for stain protection
Clear leaves promptly — tannins can stain natural stone
Avoid calcium chloride — use snow shovel carefully to avoid chipping edges
Fire Pits & Features
Inspect gas lines, burner heads, and ignition — schedule professional service if needed
Keep burner and surround clean; check gas connections quarterly
Cover fire pit in off-season; clean ash and debris from wood-burning pits
Winterize gas lines; cover or store removable components
Retaining Walls
Inspect drainage outlets — make sure weep holes and drains are clear
Check for any outward leaning or joint opening — early signs of drainage issues
Clear debris from base of wall; ensure drainage channels are unobstructed
Monitor for frost heaving; early spring inspection critical after freeze-thaw

The best projects happen in phases. Year one you learn how you actually use your space. Year two you know exactly what would make it perfect. We already know your property — no re-learning, no guessing.
Pro tip: Tell us in the initial design what you’re thinking for phase 2. We’ll design phase 1 with that future scope in mind — so nothing needs to be ripped out or redone.
The project that makes everything you built look twice as good after dark. Path lighting, uplighting, string lights — transforms the experience.
A fire pit or outdoor fireplace turns your patio into a year-round gathering space. Most common phase 2 add-on we see.
Built-in grill, prep station, refrigerator, and bar — turn your outdoor space into a full entertainment kitchen.
Cover and define your outdoor space. Attached or freestanding — adds shade, structure, and style.
Evergreen borders, ornamental grasses, raised beds — softens hardscape and adds privacy from neighbors.
Protect your planting investment. Smart irrigation that saves water and keeps everything looking great year-round.
Past clients get priority scheduling and no re-assessment fee.
Call Victor to talk phase 2 — 703-638-8692“Victor called exactly one month after we moved into the patio. I was shocked. He just wanted to know how we liked it and if anything needed attention. No contractor has ever done that for us.”

“We're on our third project with them. Phase 1 was the patio. Phase 2 was the outdoor kitchen. Now we're talking about a pergola. They know our yard better than we do at this point.”

“Had a paver shift about 14 months after completion. Texted Victor a photo on a Thursday. They were at my house the following Monday and fixed it. No questions, no charge.”
