Project Story

The Challenge

The HOA-governed community had specific setback and structure height requirements. The clients wanted a full kitchen, fireplace, and pergola but previous designs from other contractors kept getting HOA rejected.

Our Approach

We handled the HOA variance application ourselves, modified the pergola design to 9'6" ridge height (within the 10' HOA limit), and submitted renderings that matched exactly what we planned to build. Approved in 18 days.

The Outcome

Full build completed in 5 weeks across two crews. The travertine patio, outdoor kitchen, cedar pergola, and fireplace transformed a plain grass yard into a complete outdoor living space. Zero HOA violations, zero change orders.
