The Challenge

Open deck too buggy to use May through October — the homeowners lived in an area with significant mosquito pressure near a retention pond. Deck structure was solid but open.

Our Approach

Converted existing 16x20 deck to fully screened 3-season room. Timber frame structure with roof, screen panels on 4 sides with screen door, recessed lighting, ceiling fan, two GFCI outlets, and composite decking upgrade over existing boards.

The Outcome

Eighteen days. The screened porch gets used 10 months a year now. The ceiling fan handles 90-degree days, and they're out there through October evenings. The return on livable space is exceptional.
